The “September Post-Mortem”: Why You Should Analyse the Season Now, Not in December
For many luxury properties, September is considered the end of the season. In reality, it may be the most valuable moment to start preparing for the next one.
With peak season still fresh, property owners and hospitality teams have access to something that becomes much harder to recover in December: a clear memory of the real guest experience. What worked? What created friction? Which requests kept coming up? Where were the delays? And, most importantly, what could have been done differently?
This is the September post-mortem.
Why Not Wait Until December?
December is an excellent time for strategic planning. It is not necessarily the best time to remember the details of an entire season.
By then, individual guest interactions have often turned into general impressions. An operational issue that felt critical in August may have been forgotten. A valuable guest comment may never have been properly recorded.
In September, however, the information is still fresh.
Start With the Guest Experience
The first layer of analysis should not be revenue. It should be experience.
What were the most common requests? Which questions did guests repeatedly ask? Were there friction points during check-in or check-out? Which amenities were genuinely used and which received little attention?
These observations can reveal something important: what luxury guests actually value.
And that can be very different from what an owner or marketing team assumes is important.
Review the Reviews — Not Just the Ratings
A five-star rating is useful. It does not tell the entire story.
The real insight often lies in the words behind the score. Guests may repeatedly mention cleanliness, communication, privacy, location or service speed.
When the same topic appears again and again, it is no longer an isolated comment. It is a pattern.
September is the ideal time to identify those patterns and turn them into concrete improvements before the next season begins.
Revenue, Pricing and Booking Patterns
A proper post-mortem should also look beyond operations.
Analysing booking patterns can reveal when demand was strongest, which lengths of stay were preferred, when last-minute incentives were needed and how guests responded to pricing changes.
Even a simple comparison between high-demand and low-demand periods can provide valuable insights for the next pricing strategy.
The goal is not to find one “correct” number. It is to understand customer behaviour more clearly.
Maintenance: What You Ignore Today Can Cost You Tomorrow
Another essential part of the process is the condition of the property.
September is the right time to document minor damage, recurring technical issues, equipment that needs replacing and areas that experienced greater wear during the summer.
Waiting until winter to remember what needs fixing means losing valuable time.
Luxury hospitality is built on prevention. A property should be ready before the next guest arrives — not once they are already there.
Turning Data Into Decisions
A good September post-mortem is not simply a list of complaints. It is a decision-making tool.
Create three categories: what should continue, what should improve and what should change completely.
This turns seasonal insights into clear action points — from guest communication and housekeeping to pricing, maintenance and marketing.
The Next Season Starts Now
Seasonal analysis does not need to wait until December.
September offers the ideal balance: the experience is still fresh, the data is available and there is enough time to implement meaningful changes.
For a luxury property, the real competitive advantage is not simply delivering an exceptional experience. It is being able to learn from every season and make the next one better.
And the best time to start that process is precisely when the previous season comes to an end.
